Kindly note our changeover day is Saturday, but we can sometimes be flexible with days, especially out of high seasons.

The cottage is available from 3pm on your first day (but this can often be earlier, by prior arrangement). The cottage must be vacated by 10am on the day of your departure.


Short breaks are available during low season and sometimes at other times of the year especially if there is availability at short notice.

All linen, gas and electricity are included in the price.

Upon booking a £50 deposit is required. Confirmation of your payment will be sent immediately, in writing, by post.

Payment of the balance is required 6 weeks before your arrival and will be acknowledged, by post, with travel and arrival information.

If you arrive by train, we can usually provide complimentary pick up from the station, for you and your luggage.

"The Small print"

Please note that the deposit payment constitutes a contract between us and in the event of you cancelling this booking, your deposit is non-refundable. Cancellations must be received in writing or by email and acknowledged by us. The balance is due six weeks before the start of your stay. In the event of cancellation after the final payment, a refund of the balance will be given if the cottage is subsequently re-booked for those dates. We strongly recommend that you take out holiday insurance to protect you against possible loss. We would only cancel your holiday if the cottage became unavailable for reasons beyond our control. We would, however, attempt to arrange alternative suitable accommodation for you. If this was not possible or unacceptable to you, then we would refund all monies paid by you for the holiday. Our liability would not extend beyond this refund. The maximum number of people to be accommodated is three. No Smoking is allowed in the cottage. No pets are allowed in the cottage.

Free WiFi Terms and Conditions: By using the wifi, you agree to be bound by these terms and conditions. If you do not agree, please do not use the wifi. Act lawfully – do not act in any way that could be unlawful or encourage others to act unlawfully. In particular, do not infringe intellectual property rights, do not reveal confidential or sensitive information and do not engage in any criminal offence or encourage others to do so. Act responsibly – you must not undertake actions that are harassing, defamatory, threatening, obscene, abusive, racist, sexist, offensive or otherwise objectionable or inappropriate. Do not pretend to be anyone other than yourself. Do not collect email addresses or other personal details or use the wifi to send spam. We don’t charge you for using the wifi. So you accept that sometimes, for technical reasons, it may not be available. We may also use TalkTalk Homesafe to control the types of material that can be received over the wifi. If we want to we can also suspend wi-fi access at any time in our sole discretion without responsibility to you. Your use of the wifi is at your own risk and we are not responsible to you for any damages, losses, costs or expenses you suffer because the wifi is unavailable, does not operate as expected or causes loss or damage to any data. TalkTalk Homesafe will warn and protect you from detected viruses, but you should make sure your device is protected by up-to-date anti-virus software. You are responsible to us for all damage, losses, costs or expenses suffered by us arising out of any breach by you of these rules (for example, if you use the wifi for copyright infringement or to commit a criminal offence).
